Crindau Gateway

The Area:

A mixed use residential and industrial area dominated by former gasworks site, Crindau is characterised by a wide range of general, light and specialist industrial uses as well as both traditional and post war housing. The Sainsbury’s store dominates the southern part of the area and Shaftesbury Park occupies the principle riverside location. The park is predominately utilised as playing fields. Crindau Pill flows into the regional Monmouthshire and Brecon Canal system.

Vision:

A new district will emerge to the north of the City Centre. Crindau Gateway will provide opportunities for infill residential and commercial development focused around a new canal basin. Development at Crindau will celebrate the regional importance of the Monmouthshire and Brecon Canal and provide a focal point for tourists wanting to access the canal network. Highly visible from both the M4 and the northern approach to the City, development at Crindau will need to be of the highest quality and taking advantage of its strategic edge of City Centre waterside development.

C Marina cgi resizedNewport Unlimited has secured £75,000 funding from Welsh Assembly Government’s ‘Catching the Wave’ action plan (to stimulate coastal economies in Wales), to consider the possibility of a developing a marina in Crindau.

A comprehensive Masterplan will be prepared identifying opportunities for:

  • making a feature of the Monmouthshire and Brecon canal terminus in Crindau;
  •  new housing and retail development;
  • waterside leisure facilities and riverside park;
  •  improved access to the area;
  •  new business premises, where required, to accommodate new and existing businesses.


Latest News:

Draft Supplementary Planning Guidance (SPG) for the area has been released by the Council for public consultation in summer 2008 and has subsequently been adopted by Newport City Council. The Crindau Development Brief and Design Guidelines SPG provides comprehensive guidance for private sector developers and will help to shape quality development in the area.

Midshires’ planning application for 1,100 residential units has been submitted. Determination is expected in the coming months.
In April 2008 Sainsbury’s acquired the former Gas Works site from National Grid Properties and are currently working up a planning application for the site.
