River East Gateway

The Area:

The River East Gateway is characterised by traditional and new housing development and former industrial uses along the riverside. Spytty Pill has a very natural habitat and is populated by large tracts of Norfolk Reeds. The former Pirelli Factory is subject to a proposal of residential and employment uses. The area generally suffers from threat of flooding.

Vision:

RE boardwalkalongriveruskresizeThe former Pirelli Site and areas along the river will provide significant opportunities for infill residential development which will strengthen the existing neighbourhood. Green linear routes will provide new connections to the riverfront and improved neighbourhood park amenities. The existing street framework will be completed and extended towards the river.
The area around Spytty Pill will become a new ecological park along the river for community use. This natural park will restore the original landscape character of the River Usk and provide a new haven for wildlife. The park at Spytty Pill and Monkey Island will provide new opportunities for the community to engage in the ecology of the area.

River East Gateway - residential and industrial development:

  • The former Pirelli site of 10.5 hectare (26 acres) will be redeveloped with a £30 million programme to provide over 300 new homes.
  • Newport Unlimited is working with the Welsh Assembly Government and Newport and Gwent Enterprise to provide 40 new business units adjacent to the Telford Street depot to help encourage small business start-ups.
  • New paths will provide new connections to the riverfront and improved neighbourhood park amenities.
  • The area around Spytty Pill will become a new ecological park along the river, providing a haven for wildlife.
  • Development on the previously vacant and derelict riverbank is already underway with housing developments taking place along the River between George Street Bridge and the new City Bridge. Bellway Homes, Persimmon and Taylor Woodrow are all undertaking new developments in the area.
  • New riverside walks will connect to those proposed further north along the east bank of the Usk.
